Roof Soft Washing

If your roof has black streaks running down the north or shaded side, you don’t have dirt — you have a living colony of Gloeocapsa magma algae feeding on the limestone filler in your shingles. Left untreated, it shortens roof life by 20–30% and traps heat on hot days.

We use the soft-wash method recommended by the Asphalt Roofing Manufacturers Association (ARMA): a biodegradable cleaning solution applied at low pressure (about the force of a garden hose) that kills algae at the root. No walking the roof, no high-pressure lifting of shingles, no damage.

What to expect

Most residential roofs take 2–4 hours. You’ll see immediate improvement, but algae spots can continue to fade for up to two weeks as the solution fully kills the remaining organism. Results typically last 4–6 years in the Central Louisiana climate.

Red flags to avoid from other contractors

• Pressure washing your roof. This voids most shingle warranties and can lift granules. Walk away.
• “Power washing” promised at a super-low price. Often means someone who will blast your roof with high-pressure water to save time.
• No pre-wet of plants. A good crew spends 15 minutes protecting your landscaping before any solution is applied.

Concrete & Driveway Cleaning

Concrete is porous. That’s why mildew, oil, tire marks, and rust settle deep into the surface and won’t come out with a garden hose. We use a surface-cleaner attachment (a spinning-jet tool that distributes pressure evenly across the concrete) paired with pre-treatment chemicals that lift embedded organic growth.

Result: driveways, sidewalks, pool decks, and patios that look five years younger — without the zebra stripes you get from a handheld pressure wand.

• Pre-treatment of the concrete with a soft wash solution to kill mildew and algae
• Hand-scrub of heavy oil stains and rust
